1. What we collect

2. How we use your information
- Service delivery. Sending requested guides, responding to inquiries, sending quote PDFs, processing real-estate transactions and property management.
- Communication. Occasional updates about the Cleveland market, regulatory changes (e.g., Lead-Safe deadlines), and firm news.
- Compliance. Maintaining records required by Ohio Revised Code Chapter 5321, federal fair-housing law, and applicable Cleveland municipal ordinances.
- Security. Detecting and preventing fraud, abuse, and unauthorized access.
3. Who we share data with
We share personal information only with the following categories of service providers, each bound by contract to confidentiality:
- Cloudflare — hosting, edge security, CDN. Data may transit Cloudflare's global network but is stored at rest in the United States.
- Resend — transactional email (verification links, quote PDFs, newsletter). Visit resend.com/legal/privacy-policy.
- Rentec Direct — property management software for tenant/owner accounting. Used only for active management clients.
- GuardPoint Group — Cleveland Lead-Safe inspection partner. Used only when the owner has explicitly engaged us for Lead-Safe coordination.
- Web3Forms — relay for legacy contact + newsletter form submissions.
- Legal obligations. We disclose information when required by court order, subpoena, or applicable law.
We never sell, rent, or trade your personal information.
4. Email verification + downloads
When you request a free PDF, we send a one-time verification link to your email and store the pending request (email, phone, requested asset, IP, timestamp) in encrypted Cloudflare KV storage for up to 24 hours. After you click the link and the file is delivered, we retain a download record (email + asset + timestamp) for 60 days for our team's reference, then it is automatically deleted.
5. Cookies + tracking
We do not use third-party tracking cookies, advertising pixels, or behavioral profiling. We may use:
- Strictly necessary cookies / local storage — to remember your login session on the quote tool, your dismissal of the Lead-Safe banner, or your accepted notice on this page.
- Cloudflare Web Analytics (if enabled) — aggregate, no-cookie analytics. We do not see individual visitor behavior.
6. Your rights
You may at any time:
- Request a copy of the personal information we hold about you.
- Request correction of inaccurate information.
- Request deletion of your information (subject to legal record-keeping requirements for active management clients).
- Unsubscribe from our newsletter — every email includes a one-click unsubscribe link, or reply STOP.
- Opt out of all non-essential communications.
To exercise any of these rights, email contactus@meeksfpm.com with your request. We respond within 30 days.
7. California residents (CCPA / CPRA)
California residents have additional rights under the California Consumer Privacy Act, including the right to know, delete, correct, and opt out of "sale" or "sharing" of personal information. We do not sell or share personal information for cross-context behavioral advertising. To exercise these rights, contact us at contactus@meeksfpm.com.

9. Children's privacy
Our services are not directed to children under 13. We do not knowingly collect personal information from children. If you believe a child has provided us with information, contact us and we will delete it.
10. Changes to this policy
We update this policy when our practices change. Material changes will be announced at the top of this page and via email to active newsletter subscribers. The "Last updated" date at the top of this page always reflects the current version.
