1. Acceptance
By accessing meeksfpm.com, quoter.meeksfpm.com, owners.meeksfpm.com, or any other Meeks Residential website (collectively, the "Sites"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Sites.
2. The Sites are informational
Content on the Sites — including blog posts, downloadable guides (the "2026 Cleveland Investment Property Playbook" and the "Cleveland Landlord & Property Management Compliance Guide"), market commentary, and any other educational materials — is provided for general informational purposes only. It is not legal, tax, accounting, investment, or professional advice, and is not a substitute for retaining qualified counsel for your specific situation.
3. Real-estate and property-management services
Meeks Residential is a licensed Ohio real-estate brokerage and licensed general contractor. Any actual brokerage representation, property management, or contracting work requires a separate, signed written agreement. Nothing on the Sites creates an agency, brokerage, fiduciary, contracting, or attorney-client relationship.
4. Equal Housing Opportunity
Meeks Residential is an Equal Housing Opportunity provider. We do not and will not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, ancestry, military status, sexual orientation, gender identity, source of income, or any other protected characteristic under federal, Ohio, Cleveland, or Cuyahoga County law.
5. Quote tool
The contractor quote tool at quoter.meeksfpm.com is an internal staff tool used to generate project estimates for clients. Quotes are valid for thirty (30) days from issuance unless otherwise stated. All quotes are subject to a final site visit, scope confirmation, and signed contract. Pricing may change based on conditions discovered during the project. Payment terms (typically 50% at start, 50% upon completion) are confirmed in the signed agreement.
6. Intellectual property
The Meeks Residential name, the "MR" mark, the red-roof icon, all logos, the design of the Sites, written content, and all downloadable guides are the intellectual property of Meeks Residential. You may download and print one copy of each free guide for your personal, non-commercial use. Redistribution, repackaging, or commercial use without written permission is prohibited.
7. Third-party links
The Sites may link to third-party resources (e.g., Cleveland city ordinances, Ohio Revised Code, partner organizations). We do not control and are not responsible for the content, privacy practices, or accuracy of those external sites.
8. Limitation of liability
To the maximum extent permitted by law, Meeks Residential is not liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Sites or reliance on any information provided. Information on the Sites is provided "as is" without warranty of any kind.
9. Indemnification
You agree to indemnify and hold Meeks Residential harmless from any claim arising out of your misuse of the Sites or breach of these Terms.
10. Governing law + venue
These Terms are governed by the laws of the State of Ohio without regard to conflict-of-law principles. Any dispute arising from these Terms or your use of the Sites shall be resolved in the state or federal courts located in Cuyahoga County, Ohio.
11. Changes
We may update these Terms from time to time. The "Last updated" date above reflects the current version. Continued use of the Sites after changes constitutes acceptance.
